How to sell Your Home Fast - Some Simple Tips

Selling your home fast is no easy feat. It requires far more legwork than just listing it with an agent and waiting for buyers to start calling you. Aside from finding the right agent, you need to consider whether or not it is the right time to sell your home. If the housing market signals a seller's market, you shouldn't have too much trouble if you have the right agent. If it is a buyer's market, well you better pull up your bootstraps and get to work educating yourself on the current trends in the housing market.

Set the Stage

Start by painting a picture. Envision what buyers want to see when they first pull up to your home. Ask yourself some simple questions about your house. Does my home have curb appeal? Will buyers see their families living here? Does my house have a "warm appeal," or does it give off a cold and damp vibe? Do I need to tidy up or should I get down to the nitty-gritty and "clutter bust" my home?

It should go without saying that you need to clean your home thoroughly before you put it on the market. You'd be surprised to learn though just how many people don't clean their homes before they list it for sale. Realtors point to a specific seller mindset when they face this dilemma. "My house speaks for itself, so I really don't need to go the distance and get involved in a full-on deep clean." Don't fall into this trap. You should clean every nook and cranny in your home from top to bottom.

Asking Price

Sellers often make the mistake of pricing their homes too high. In many cases, sellers let their emotions get in the way and think their homes are worth more than what the market says it is worth. If you want to move your home fast, you cannot let your emotional attachment override reason and logic.

You must find the right asking price based on comparable sales in your neighborhood and what the housing market is saying at that time. What you think your house is worth is just not enough. If you overprice your home, it will sit on your realtor's list of properties for sale for an awfully long time.

Negotiation Power

Some of the best negotiators are realtors. As bids on your home start to come in, your realtor will immediately start negotiating. What are you going to do if there are contingency clauses in the buyer's bid? What if the buyer sends you an offer, but he or she cannot buy until they sell their current home? Your realtor will negotiate these issues. For example, an agent can negotiate an escrow deposit and an agreement that the buyer must sell their current home before the deal closes.

When you sell your home, you must look at the entire process as both a seller and a buyer. You must get into the mind of the buyer. Try to identify what the homebuyer is trying to accomplish. Is it the price that is most important? Is it the neighborhood, location to schools, shopping, economic prospects or local taxes the most important factors? Once you identify what's on the buyer's mind, you'll be well on your way to selling your home fast.
